<p class="wp-block-paragraph">SDS was engaged to complete the Cycle 9 Facade Inspection Safety Program (FISP) report and to design and oversee exterior facade repairs to address maintenance conditions and water infiltration. The project consisted of brick replacement and repointing, lintel repairs, stone patching, decorative terra cotta repairs facilitating repair mortars, terra cotta unit replacement with cast stone, and juliet balcony reconstruction. To address ongoing leaks, the penthouse roof was also fully replaced. SDS served as the Architect of Record and Qualified Exterior Wall Inspector (QEWI) for the project.</p>

<p class="wp-block-paragraph">SDS was engaged to complete a leak investigation and to design and oversee exterior facade repairs to address unsafe conditions outlined in the Cycle 8 Facade Inspection Safety Program (FISP) report and ongoing water infiltration. The project has consisted of rebuilding and waterproofing of three of the building’s corners, include repair and replacement of cracked and spalled terra cotta units, repair of cracked and spalled limestone units, steel lintel refurbishment, replacement of stone sills, brick masonry replacement repointing of mortar joints in brick masonry and stone masonry, and sealant replacement. To address ongoing leaks, the main roof and the penthouse roof were also fully replaced. SDS served as the Architect of Record and Qualified Exterior Wall Inspector (QEWI) for the project.</p>

<p class="wp-block-paragraph">SDS was engaged to complete a series of condition assessments of the exterior facade and roof of the Pittsburgh Cultural Trust’s building portfolio consisting of 16 buildings. The analysis covered a diverse range of architectural styles and structures, ranging from 1890 to present and including masonry structures, stucco systems, architectural metals, and curtain walls. We completed historical research, reviewed all of the properties with current property management teams, and used a variety of tools to evaluate each building’s current condition. Following the assessment, we prepared 10-year maintenance plans for the buildings which included detailed reports with repair recommendations and anticipated costs. All of the work was prioritized based on the building’s current condition and the Cultural Trust’s intent for each property.</p>

<p class="wp-block-paragraph">In partnership with the Center for the Preservation of Civil Rights Sites, the Alabama African American Civil Rights Heritage Sites Consortium, and Tuskegee University, SDS prepared a comprehensive assessment for the sustainable management of Black heritage sites associated with civil rights histories. The assessment evaluated the physical conditions of buildings, infrastructure, and landscapes and documented any signs of deterioration, wear, or potential threats. Simultaneously, a quick assessment model that could easily be replicated was developed. This model serves as a valuable tool that can be adopted by other heritage sites and organizations facing similar challenges. By streamlining the assessment process, the quick-assessment model enables efficient identification and prioritization of needs for sustainable site management. Its replicability ensures that this successful approach can be shared and applied widely, contributing to preserving and effectively managing heritage sites beyond the immediate scope of the Alabama Civil Rights Project.</p>

<p class="wp-block-paragraph">160 Leroy is a curved structure with exposed concrete beams and slabs at the exterior walls and angled aluminum and glass window walls. SDS was engaged to complete the Facade Inspection Safety Report (FISP) inspection and report for 160 Leroy in compliance with NYC DOB’s Facade Ordinance. Visual and representative close-up inspections of the building were completed according to the guidelines outlined in 1 RCNY 103-04. Visual inspections were completed with binoculars and cameras with telephoto lens at all exterior walls and close-up inspections were completed via aerial lift. Following the inspection, SDS prepared a report for submission to DOB outlining any required work for the FISP Cycle.</p>
